FAQs

Tenant First uses an online Tenant Portal through AppFolio. Our tenants can use the portal to pay rent, view payment history, and manage other rental-related needs. Rent payments are due on the 1st of the month, and electronic payments are required via the AppFolio tenant portal. ACH payments are offered free of charge, while debit/credit card payments will incur a processing fee that would be the tenants responsibility to pay.

Properties managed by Tenant First require the following:
- A Minimum FICO Credit Score of 640.
- Income that meets the following: Annual Income/40 > or = Monthly Rent.

No. At Tenant First, we take one application at a time for each property. This means you aren’t competing against a pool of applicants or paying an application fee just to be one of many in line.

We believe your time and money matter, and when you apply with Tenant First, we take your application, and your search for a home, seriously.

Tenant First screens every applicant using the same consistent process and criteria, in compliance with all applicable Federal Fair Housing laws.

All applicants are required to complete an online application and verify their identity. Once the application is submitted and the applicable application fee is paid, the screening process includes:

- Credit history check
- Criminal background check
- Eviction history check
- Employment and income verification
- Rental history verification

Our goal is to apply our rental criteria consistently and fairly to every applicant. Meeting the application requirements does not guarantee approval, as each application is evaluated based on the complete screening process.

All Tenant First listings are pet-friendly, and we utilize Pet Screening to determine pet rent.  Please read our pet policy for more information.

Our tenants will submit maintenance requests through the AppFolio Resident Portal. The portal allows you to provide details about the issue and track your request.

Lease terms vary by property. Most Tenant First listings start with a 12-month lease, but potential tenants should confirm lease length, move-in date, and any property-specific requirements before applying.

Lawn care is included in many Tenant First listings, making outdoor maintenance effortless. Potential tenants should confirm what is included for the specific property they are interested in.

Each property varies, but most Tenant First rentals come with appliances including a refrigerator, stove/oven, microwave, washer/dryer, and dishwasher. Potential tenants should confirm what is included for the specific property they are interested in.

The application fee is $75 per adult. All persons over the age of 18 who will live in the home must apply

Residents are required to provide written notice of their move out in accordance with their lease. Notice requirements vary by property, and residents can easily submit their notice through the Tenant Portal. Each resident will also receive a Move Out Procedure document with their lease outlining our expectations.

Security deposits are processed within 30 days of the end of the lease. Any deductions are based on the condition of the home and the applicable lease terms. Our goal is never to nickel and dime residents or find reasons to withhold their deposit. If you’ve taken care of the home and leave it in good condition, we want you to receive your deposit back. If a home is left damaged, excessively dirty, or otherwise not properly cared for, we will address those costs appropriately..
